90-Day Sale Guarantee Terms and Conditions
- Listing price is to be a mutually agreed upon price between Medway Realty Agent and the owner of the home based on recently sold comparable homes within the past 60 days within a 3 mile radius of subject property.
- Minimum listing agreement period is 6 months.
- If home is not under contract within 90 days, Medway Realty Agent agrees to keep the home as an active listing on the MLS for up to 6 months from the expiration of the 90-day period.
- Seller agrees to maintain a Medway Realty Agent Branded yard sign in the front yard at all times for the duration of the listing.
- Seller agrees to maintain a lockbox with key, attached to front door for the duration of the listing.
- Seller agrees to co-operate in preparation and presentation of the home and agrees to make the home available for showings within a maximum 2-hour notice window.
- Sold is defined by any fully executed contract between a buyer and seller. 90-day guarantee is null and void if the seller rejects an offer within 97% of the current listing price.
- Seller agrees to reduce the listing price by up to 3% within 30 days of listing if home not under contract, should seller decline then 90-day sale guarantee is null and void.
- If not sold in the 90-day period then Medway Realty Agent agrees to continue listing the home for a further 180 days and will charge zero listing commission to the seller at closing.
- Should seller terminate the listing with Medway Realty within 90 days of listing agreement then seller agrees to pay Medway Realty a $1500 marketing fee.
- Seller is aware that they are under no obligation to offer any compensation to any Buyer Broker and that all commissions are fully negotiable.
- Seller will be responsible to pay $395 Broker Administration Commission at closing.
